At first, contact is usually made by phone. At this time information is given to the inspector such as; what type of building, location, year of construction, mls # (if any), client info , phone number, e-mail address, etc.
Whenever possible, a specimen copy of the service contract is e-mailed to the client for them to thoroughly read, and understand before the inspection takes place.
At the time of inspection, the inspector, and clients meet at the property location. The completion of the contract takes place, and a disclosure is given to the vendors to complete during the inspection. We recommend that the client follow the inspector through out the inspection.
Exterior inspection begins, ending with the roof inspection whenever possible. Exterior inspection consists of; foundation, site grading, windows, doors, exterior walls, siding, exterior drains, electrical entrance. Whenever possible roof, gutters, downspouts, are inspected.
Interior inspection usually begins in a basement, followed by the floors above. Interior inspection consists of: water entrance, electrical panel, switches, and outlets, plumbing components, heating, and cooling systems, interior walls, floors, ceilings, and seals. Whenever possible structural components are also inspected.
Some buildings may have an attic space below the roof. This is the last area inspected on the interior. Attic inspection consists of; insulation, ventilation, signs of water infiltration, signs of condensation, and roof structure.
After inspection is completed a verbal summary is given by the inspector. The completion of an attestation completion form is filled out, and retrieval of the disclosure from the vendor.
Full payment always occurs on site at the inspection.
Within 24 to 48 hours, a copy of the inspection report, as well as a copy of the disclosure, and completion form is e- mailed to the client.
Certain steps of this procedure may change without notice, or depending on each particular situation.
Note that the following items are not inspected due to the fact that A.I.B.Q. inspectors are restricted in doing so according to A.I.B.Q. regulations;
- Any source of auxiliary heat (ex. fireplace, chimney)
- Swimming pools, spas, hot tubs, Jacuzzi.
- Exterior sheds.
- Water purification systems, septic systems, water softeners, and hardeners.
- Alarm, and security systems.
- Plus all other unforeseen possibilities.
