We offer pre-purchase or pre-sale inspections on residential, commercial, or semi-commercial properties. Before purchasing a property, it is important to have a professional inspector determine its true condition. We will provide you with the information needed to make the right decision.

PROCEDURE At first, contact is usually made by phone. At this time information is given to the inspector such as; what type of building, location, year of construction, mls # (if any), client info , phone number, e-mail address, etc. Whenever possible, a specimen copy of the service contract is e-mailed to the client for them to thoroughly read, and understand before the inspection takes place. At the time of inspection, the inspector, and clients meet at the property location. The completion of the contract takes place, and a disclosure is given to the vendors to complete during the inspection. We recommend that the client follow the inspector through out the inspection. Exterior inspection begins, ending with the roof inspection whenever possible. Exterior inspection consists of; foundation, site grading, windows, doors, exterior walls, siding, exterior drains, electrical entrance. Whenever possible roof, gutters, downspouts, are inspected. Interior inspection usually begins in a basement, followed by the floors above. Interior inspection consists of: water entrance, electrical panel, switches, and outlets, plumbing components, heating, and cooling systems, interior walls, floors, ceilings, and seals. Whenever possible structural components are also inspected. Some buildings may have an attic space below the roof. This is the last area inspected on the interior. Attic inspection consists of; insulation, ventilation, signs of water infiltration, signs of condensation, and roof structure. After inspection is completed a verbal summary is given by the inspector. The completion of an attestation completion form is filled out, and retrieval of the disclosure from the vendor. Full payment always occurs on site at the inspection. Within 24 to 48 hours, a copy of the inspection report, as well as a copy of the disclosure, and completion form is e- mailed to the client. Certain steps of this procedure may change without notice, or depending on each particular situation. Note that the following items are not inspected due to the fact that A.I.B.Q. inspectors are restricted in doing so according to A.I.B.Q. regulations; - Any source of auxiliary heat (ex. fireplace, chimney) - Swimming pools, spas, hot tubs, Jacuzzi. - Exterior sheds. - Water purification systems, septic systems, water softeners, and hardeners. - Alarm, and security systems. - Plus all other unforeseen possibilities.

CODE OF ETHICS CODE OF ETHICS Honesty, justice, and courtesy form a moral philosophy which, associated with mutual interest among people constitutes the foundation of ethics.The members recognise such a standard, not just by passive observance, but as a set of dynamic principles guiding their conduct. It is their duty to practice the profession according to this code of ethics. The keystone of professional conduct is integrity. The members will discharge their duties with fidelity to the public, to their clients, and with fairness and impartiality to all. They should uphold the honour and dignity of their profession and avoid association with any enterprise of questionable character, and avoid any conflict of interest. The inspector shall maintain high standards in matters affecting the safety, health and well being of the public. If during the course of an inspection, the inspector discovers a situation which may be harmful to the public,he shall inform the proper authorities and the people concerned. DUTIES OF ALL MEMBERS:The member will express an opinion only when it is based on practical experience and honest conviction. The member will always act in good faith toward each client and the public. The member will not disclose any information concerning the results of the inspection without the approval of the clients or their representatives. The member will not accept any compensation, financial or otherwise, from more than one interested party for the same service without the consent of all interested parties. The member will not accept nor offer commissions or allowances, directly or indirectly, from or to other part ies dealing with a client in connection with work for which the member is responsible. The member will promptly disclose to his client any interest in a business which may affect the client. The member will not allow an interest in any business to affect the quality or results of his inspection work which he may be called upon to perform. The inspection work may not be used as a vehicle by the home inspector to obtain additional work in another field deliberately. The inspector will abstain from recommending or endorsing a specific company or individual for the purpose of repairs, renovations, construction or maintenance; he may however propose to his clients, a selection of companies (three or more) if requested by the client. A member shall make every effort to maintain and improve the professional integrity and reputation of the home inspection profession. He will report any relevant information concerning possible violations of this code by other members of the Association for remedial action. The member shall give credit where it belongs and will acknowledge the person or persons having accomplished the professional act in question.
